Bed bugs are every property manager's nightmare. They spread quickly, they're difficult to eliminate, and the conversation with a tenant is never easy. Understanding how to identify, prevent, and respond to them is one of the most important things you can do to protect your properties and your relationships with residents.

Bed bugs are small — about the size of an apple seed — and reddish-brown in color. They hide in mattress seams, furniture joints, baseboards, and behind outlet covers. The first signs are usually bites on residents, small blood stains on bedding, or tiny dark spots (fecal matter) on mattress seams or walls.

Multi-unit properties are particularly vulnerable because bed bugs spread through shared walls, floors, and common areas. A single untreated unit can become a building-wide problem in weeks.

Prevention starts with tenant education. Encourage residents to inspect secondhand furniture before bringing it inside, and to report any suspicious bites or signs promptly. Early detection is critical — bed bug treatments are significantly easier and cheaper when caught early.

When an infestation is confirmed, professional treatment is non-negotiable. DIY sprays don't work on bed bugs. Heat treatment or targeted chemical treatment by a licensed pest control professional is the standard of care, and it often requires multiple visits.
