Pest infestations are one of the leading causes of tenant complaints — and one of the most avoidable problems in rental property management. A proactive approach saves you time, money, and the headache of emergency calls at the worst possible moment.

The first line of defense is sealing entry points. Gaps around pipes, cracks in foundations, and poorly fitted door sweeps are open invitations for rodents and insects. Walk your units regularly and address any structural gaps before they become problems.

Moisture is another major driver of pest activity. Cockroaches, silverfish, and other insects are drawn to damp environments. Fixing leaky faucets, ensuring proper ventilation in bathrooms and crawl spaces, and checking for standing water around the property goes a long way.

Landscaping matters more than most property managers realize. Overgrown shrubs and mulch beds right up against the foundation give pests a direct highway into the building. Keep vegetation trimmed and create a buffer zone around the perimeter.

Education is part of the job too. Tenants who know what to look for — and feel comfortable reporting issues without fear of being blamed or billed — will surface problems early. The earlier you know, the easier and cheaper the fix.

Finally, consider a structured pest control program rather than reacting case by case. When pest control is baked into the resident benefit package, everyone wins: tenants have peace of mind, you avoid emergency vendor hunts, and owners protect the value of their investment.
